Opened as the Lane Mortgage Building in 1923, this historical office building is undergoing an adaptive reuse to become a 109-unit TORS (Transient Occupancy Residential Structure) building with ground floor retail and restaurants. Henderson Engineers completed a feasibility study and reported necessary upgrades and recommendations. The findings revealed that the existing electrical service was insufficient, so our engineers immediately began space planning and coordinating with the utility for upgrades. Also, due to the historic façade, the HVAC retrofit design needed to include special modifications/variances for ventilation and smoke control. Based on our historic, adaptive reuse experience, our engineers incorporated the following solutions into the design: • Outside air via natural ventilation under the Adaptive Reuse Ordinance • Recirculating kitchen hoods with localized exhaust within the general room • Breakable windows for smoke evacuation on the second through twelfth floors • Smoke evacuation only to occupiable spaces • Utilizing under-soffit mounting of louvers for outside air to first floor tenants without taking away footprint from the building • Use of VFDs to allow for a single system to serve dual purposes (an outside air mode and a smoke evacuation mode) to save on space, ductwork, and equipment costs The Craftsman received the 2024 PCBC Golden Nugget Merit Award for Best Adaptive Reuse Project.
