Located in the Lower East Side neighborhood of Times Square, Nine Orchard has become a destination for both locals and visitors in New York City seeking distinctive craftsmanship and elegance. Residing in the former Jarmulowsky Bank, this landmark structure now houses 116 residential-inspired rooms, transforming the historic 12-story building into a boutique hotel. Henderson Engineers designed all new building systems for this high-rise, including a highly efficient water-cooled variable refrigerant volume system, a combined heating hot water and domestic water plant, and a variable speed mechanical and domestic water pumping system. The building received all new life safety systems, including a brand-new fire alarm system and a roof-mounted emergency backup generator. Additionally, it features an event space and restaurant, making it an enticing destination for any foodie. Working in a landmark building presented challenges, particularly with the additional interiors landmark designation for the former bank lobby. The team artfully disguised all the modern elements of a hotel lobby within the stone-clad former bank lobby. Fire sprinklers were cleverly integrated with architectural elements and precisely coordinated during design. Radiant floor heating was installed to allow for an open lobby design, minimizing the impact of the necessary heating system. The rooftop event space was designed with ultimate flexibility in mind, suitable for both small, intimate gatherings and large events. Careful coordination with the acoustician was essential to creating harmony between the event space and the mechanical equipment on this NYC rooftop. Henderson also provided engineering support for third-party commissioning agents’ field work. We collaborated with multiple design consultants for various spaces throughout the building, each with its own unique character.
